Hi, I’m Carol, the founder and president of Old Harbor HERS Raters., with over 15 years as a Massachusetts Licensed Construction Supervisor, I’ve led the design and oversight of residential projects. This extensive background allows me to navigate the intricate relationships between architects, builders, and clients.

Certified by RESNET, a non-profit established by the National Association of State Energy Offices, I’m committed to the highest standards in Home Energy Rating System (HERS). Leveraging RESNET software and precise architectural analysis, we optimize building designs and deliver tailored, cost-effective solutions.

In compliance with Massachusetts regulations, all HERS-rated buildings must meet a minimum score of 52. Starting July 1, 2024, this requirement will be even more rigorous, with scores lowered to 42 or 45, depending on energy sourcing.
