I am Carol, founder and president of Old Harbor HERS Raters. I have spent the last 15+ years as a Massachusetts Licensed Construction Supervisor, specializing in designing and overseeing residential projects. I understand the complex relationships between architects, builders, and clients.
Under new Massachusetts regulations, HERS-rated buildings must meet a minimum score of 52 to be compliant. Starting July 1, 2024, these standards will become stricter; requiring a 42 or 45 ratings depending on the energy source.
I am certified by RESNET, which is a non-profit established by the National Association of State Energy Offices and I am committed to the highest standards in Home Energy Rating Systems (HERS). I understand the difficult decisions architects and builders must make during design phase.
As a HERS Rater, our role is to offer clear guidance and help you understand all the energy choices for your client to avoid costly changes down the line. My expertise includes budget considerations – such as window selections to framing load assessments and structural design costs. To help simulate options, we utilize RESNET software to performing architectural analyses to develop customized, cost-effective designs.
